Searching for a home or homesite in Desert Mountain is complicated.
Here are some of the variables that will come into play in your search:

Different Floor Plan Types
Great Room (fully “open” plan); Kitchen Family Room (typically also featuring a separate living room and, possibly, a separate dining room); Kitchen by Itself (the least popular, after Great Room and Kitchen/Family Room).
Over 40 Different Villages
Spread across 8,200+ acres and stretching 4.5 miles deep, the area is accessed by a main road roughly 7 miles long. Drive times to the Front Gate can take 13–15 minutes, so distance to Clubhouses and entrance gates matters. Elevations range from 2,597’ to 3,762’.
Different Ages & Conditions
The first homes in Desert Mountain were built in 1988.  Homes have been being added ever since, with many older homes undergoing partial or full renovations.
Architectural Differences
Over the years, homes have been built in around fifteen different styles.
Various Club Memberships

Desert Mountain sits high above the Valley of the Sun, offering a range of scenic views. We grade ten view types on a 0–5 scale through our proprietary inventory management/market research system. We also track each home’s backyard orientation across eight compass points—factors that directly affect livability and enjoyment.

Buy vs. Build
Very few custom homesites remain unbuilt upon, and only a small fraction of these might be on the market at any one time.  We have great details on each site.
Custom vs. Semi Custom
There are no condominiums in Desert Mountain proper, although there are some “stacked condominiums” in Seven, Desert Mountain’s newest area.  Otherwise, the “semi-custom” homes offer a variety of slightly less than full responsibility for maintenance in sizes ranging from 1,836 to 6,011 square feet.

Our Unique Market Research

The “Right Data”, which allows us to be the best Guide you could find, comes from the “RCD9 System”, developed by Davis Driver over more than thirty years to give him a huge informational “edge” over all other agents in the marketplace.  The acronym stands for “Residential Community Development”, and the number 9 stands for the nine groups of people who make up the industry and buy the real estate it develops.

The part of it we use to help Buyers includes very detailed physical characteristic information on every single property in Desert Mountain (excluding the separate Desert Mountain “Village” known as “Seven”).  We also track every listing (failed or successful).  We Include basic information pulled from the Multiple Listing Service (“MLS”) such as details on pricing, past remodeling efforts, home photos, and Desert Mountain membership access offered, if any; also, aerial photos from the County website (very useful in understanding certain things about a home’s “setting” that might not be mentioned in the always flattering write-up, such as being only yards away from, if not directly overlooking a noisy road or intersection; also, our own direct observations of certain crucial property characteristics not in the MLS, such as amount of each of ten potential views a given property has; having a shared driveway; the solar exposure of the back patio; whether it gets hit by errant golf shots, is on an entry, overlooks a road, has a garage downstairs, or a primary bedroom upstairs, etc.

Much of this information is shared in standard report formats on this site (see “Standing Reports” below), a starting point for your Desert Mountain real estate market education.  Once we meet with you and get a preliminary idea of what you think you want (and what you want to avoid), we will go into the database and produce Artificial Intelligence-level, custom reports that will lead us to a smaller group of more highly qualified candidate homes than other agents will find, instrumental in saving you time and money.  If your timing coincides with an attractive opportunity,  we’ll use the information on Sold homes to build a case for offering as low a price as possible, tempered by Available home information, influenced by how badly you want a given home based on how few good alternatives there may be for you.  Our greater level of information gives us terrific negotiating leverage and wisdom.
